How to Find Reliable Builders in Cheshire (Without Getting Burned)

Finding a reliable builder in Cheshire is trickier than it should be. Here's an honest guide from a Cheshire-based building company on what to look for — and what to avoid.

Cheshire has no shortage of builders. Reliable ones are harder to find. Every year, homeowners across Chester, Crewe, Nantwich, Wilmslow, and Macclesfield lose thousands of pounds to contractors who overpromised and underdelivered. Here's how to sort the professionals from the cowboys.

Red Flag: No Written Quote

Any builder who won't provide a written, itemised quote is not a builder you want to hire. A proper written quote protects both you and the contractor. It sets out exactly what is included, what materials will be used, the programme of works, and the total cost. Without it, disputes are almost inevitable.

Red Flag: Wants Full Payment Upfront

Reputable building contractors do not typically ask for full payment before work begins. A reasonable deposit — typically 10–25% for larger projects — is standard. Asking for 50% or more before a brick is laid is a warning sign.

Red Flag: No Insurance

Public liability insurance is the minimum a building contractor should carry. Ask to see evidence of this before they start any work on your property. Without it, you may be personally liable for accidents.

Green Flag: Verifiable References

Good builders have a track record. Ask for references and actually ring them. Ask specifically whether the project came in on time, on budget, and whether the communication throughout was good. These three questions will tell you almost everything you need to know.

Green Flag: Local Knowledge

A Cheshire-based builder will know local planning authorities, local building regulations expectations, local material suppliers, and — crucially — local subcontractors. A contractor who has to travel from outside the region may have higher day-rate costs and less flexibility.

Green Flag: Accreditations

Accreditations such as Citation Health & Safety Approval, SMAS Worksafe, or membership of trade bodies demonstrate that a contractor meets independently verified standards. They're not a guarantee of quality, but they're a positive indicator.

Green Flag: Clear Communication

Does the builder respond promptly to messages? Do they turn up to surveys on time? Are their written quotes and contracts clear and professional? Builders who communicate well at the start tend to communicate well throughout the project.
