Terms & Conditions

1. Introduction

These terms and conditions govern the provision of services by OneSource Property Solutions Ltd ("the Company", "we", "us", "our") to our clients ("you", "the Client"). By accepting a quotation or commissioning works from us, you agree to be bound by these terms.

2. Quotations

All quotations provided by the Company are free of charge and remain valid for 30 days from the date of issue unless otherwise stated. Quotations are based on the information provided at the time of survey. The Company reserves the right to revise a quotation if:

  • The scope of work materially changes from that originally described
  • Unforeseen conditions are discovered once work has commenced
  • There are significant changes in material costs beyond our reasonable control

Any such revisions will be communicated to the Client and agreed in writing before additional work proceeds.

3. Acceptance of Work

A contract between the Company and the Client is formed when the Client accepts a written quotation in writing (including email) or makes a payment as instructed. Acceptance constitutes agreement to these terms and conditions in full.

4. Payment Terms

Payment terms will be set out in your quotation and may vary depending on the nature and scale of the work. Standard terms are:

  • For works under £1,000: full payment on completion
  • For works £1,000 and over: deposit as agreed, stage payments as set out in the quotation, with the final balance due on practical completion

Invoices are due within 14 days of the invoice date unless otherwise agreed. The Company reserves the right to charge interest on overdue amounts at 8% per annum above the Bank of England base rate.

5. Programme of Works

The Company will endeavour to complete all works within the agreed programme. However, timescales may be affected by factors outside our control, including adverse weather, supply chain delays, or changes requested by the Client. The Company shall not be liable for delays caused by such factors.

6. Client Responsibilities

The Client is responsible for:

  • Providing safe and adequate access to the property and works area
  • Ensuring all necessary permissions, consents, and approvals are obtained (unless the Company has agreed in writing to obtain these on the Client's behalf)
  • Removing or protecting valuable or fragile items in and around the works area
  • Promptly communicating any concerns or changes during the course of the works

7. Variations

Any variations to the agreed scope of works must be agreed in writing before additional work is undertaken. Verbal instructions may not be acted upon unless subsequently confirmed in writing. Additional works will be charged at the Company's prevailing rates and incorporated into a revised quotation or variation order.

8. Defects and Warranties

The Company warrants that all works will be carried out with reasonable skill and care, using materials of satisfactory quality. Any defects arising from our workmanship and reported within 12 months of completion will be remedied at no charge to the Client. This warranty does not cover damage caused by Client misuse, third-party interference, or normal wear and tear.

9. Liability

The Company's total liability to the Client in connection with any contract shall not exceed the total value of that contract. The Company shall not be liable for any indirect, consequential, or special loss, including loss of profits or loss of use. Nothing in these terms limits the Company's liability for death or personal injury caused by our negligence, or for fraud or fraudulent misrepresentation.

10. Cancellation

If the Client wishes to cancel accepted works, they must notify the Company in writing. The Client shall be responsible for the reasonable costs incurred by the Company up to the point of cancellation, including materials ordered, labour booked, and any subcontractor commitments made on the Client's behalf.

11. Governing Law

These terms and conditions are governed by and construed in accordance with the law of England and Wales. Any disputes arising from these terms or the provision of our services shall be subject to the exclusive jurisdiction of the courts of England and Wales.
